Our process
From lot to finished home in about 14 months
Every build follows the same disciplined path. Timelines shift with scope and jurisdiction, but most residences move from land to handoff in roughly 14 months.
01Weeks 1–4
Land & feasibility
We evaluate the lot for views, grade, utilities and setbacks, then confirm what can realistically be built and at what cost.
02Months 2–4
Design & selections
Architecture, interiors and finish selections are locked together so the budget reflects the real house, not an allowance sheet.
03Months 4–6
Permits & preconstruction
Plan review, engineering and municipal approvals run alongside final trade bids and the construction schedule.
04Months 6–9
Site work & structure
Grading, foundation, framing and dry-in. The shell goes up and the home's proportions become real on site.
05Months 9–13
Systems & finishes
Mechanical, millwork, stone, tile and lighting. Weekly walkthroughs keep decisions and quality on track.
06Month 14
Landscape & handoff
Pool, landscaping and exterior lighting complete, followed by punch list, final inspections and keys.
